What is it about these locations that attract us, as a starting point the broad criteria we consider are

1. Economic growth. That said it not just any kind of growth that matters, there is key difference between wealth creating economy and high spending economy. Germany for example has a wealth creating economy because of manufacturing, Florida tourism, Brazil natural resources.  We would tend to steer clear of money for nothing economies, e.g. economies where there is no fundamental asset that generates wealth.

2. Economic Strategy. Countries which are growing in real terms, ideally countries which are early in the cycle, the signs we look for are countries where the governments are spending public money on infrastructure projects, roads, airports and health care are good omens for land and property prices.

3. Price per Square metre. Locations where the price per square metre of property is less, (hopefully significantly less) when compared to neighbouring countries or comparable locations. Berlin is a prime example where the price of property is the lowest of any capital city in western Europe.

4. Supply and Demand, the most fundamental factor governing an investors exit options and timing. In particular consider locations which have a history of demand where building of new property is restricted or will be restricted by policy or better still geography. Islands for example.
